You have a new construction or renovation project, but don't have the time, experience or confidence to oversee the project. Your goal: The project needs to be completed on time, within the budget, and meet industry standards for quality. In short, you want to make sure that you are getting what you’re paying for.

 

The Solution: Construction Project Management

Steve Hill Construction Consulting, Inc. (SHCC) will act as your representative and manage the day-to-day aspects of the project from start to finish. What does that mean? 

First of all, although licensed as a general contractor, SHCC does not hire subcontractors nor does SHCC self-perform construction work on projects. We feel that a much more valuable service is to represent property owners during a construction project. Here's why - the contractor makes his profit by marking up the cost of labor and materials, whether they perform the work or subcontract work out to others. Most contractors are very reputable and honest business professionals, but at the end of the day, they have a bottom line to meet.

As your agent, we have your best interests in mind. Here is how it works:

  1. Contact SHCC and let us know what your project entails.
  2. We will go over the details and establish a scope for our consulting services based on the needs of the project.
  3. We will assist you in the selection of contractors and design professionals, and review their bids.
  4. Throughout the project, we will meet regularly with the designers and contractors, review work completed, review invoices, and apply rigorous quality assurance practices. 
  5. Every month, if not more frequently, we will provide you with thorough, yet easily digestible reports of progress and clearly identify any actions or decisions that you need to make. 

As an owner representative, our role is not to control or direct the work of either the design professionals or the contractors. We are there simply to help you make better-informed decisions. 
 

Communication is Everything

Throughout the project, we keep our clients informed. Our experience in litigation has taught us that in the event of a dispute, often times the party with the best and most thorough documentation wins. We also know that the best way to avoid a dispute is open and direct communication between parties.

Each month, if not more frequently, we will prepare a progress report documenting the project's status. If there are any concerns, we will immediately bring them to the client's attention. If so desired, we can also communicate directly with the contractor on the owner's behalf to resolve any misunderstandings.

 

Case Study:

A previous America’s Cup Champion sought to make a home for himself on the beautiful island of Coronado, just off the coast of San Diego. This jetsetter needed someone to act as his eyes and ears on the ground during the construction process, and chose to retain SHCC.

Throughout the project, we worked diligently with the designers and contractors to keep the project moving forward, maintaining high industry standards for quality, and avoiding cost overruns, headaches and hassle. 

By the time the house was nearing completion, the client made the decision to relocate his family to Coronado to live there full time. Featuring nautical themes and beautiful custom copper flashings, the home provides a sanctuary for our very busy client and his family.
